Final weekend to qualify for builder upgrades

RENTON -- Only three homes remain for sale at Shamrock Glen -- and just one weekend is left for buyers to take advantage of thousands of dollars' worth of upgrades.

Built by CamWest, a Toll Brothers Company, the community is celebrating the builder's national sales event with up to $7,400 worth of upgrades for anyone who purchases a home through Sunday. In addition, qualified buyers who use TBI Mortgage can take advantage of a no-cost six-month mortgage-rate lock.

The cul-de-sac neighborhood of 13 four- and five-bedroom homes is priced from the high $400,000s. Of the three homes still for sale, two are under construction and will be ready for move-in this fall. Those will be followed by a third home with "an exciting new floor plan that will be released soon," says Joan Posanke, Shamrock Glen's listing agent.

Those who purchase any of the three remaining homes can customize their spaces using CamWest's customization program, CamYes! Buyers can work with Shamrock Glen's project manager to personalize their homes beyond customary color or finish selections, Posanke says.

That's what Ryan Henry did when he purchased his home at Shamrock Glen.

"CamWest is very flexible about making upgrades and that was really important to me. We upgraded tile floors [and added] extra cabinetry, speakers in multiple rooms, paint and trim," Henry says. "I've purchased [presale] from a homebuilder before, and the quality of the home was nowhere near the quality of CamWest. And when you wanted upgrades with the other homebuilder, it was all about incremental value -- they kept raising the price. CamWest is more about giving you what you want."

Most of the homes at Shamrock Glen face the community park, and all are built on level homesites that extend up to 9,000 square feet for added living space inside and out.

The two-story designs feature two- or three-car garages, bonus rooms, separate living and dining rooms, family rooms with fireplaces, and master suites with five-piece baths that include soaking tubs and walk-in closets.

Shamrock Glen is located between North Fourth Street and Highway 900 east of Renton. Everyday conveniences such as grocery stores, banks and service businesses are nearby, as are local attractions such as Gene Coulon Memorial Beach Park and The Landing -- an outdoor shopping destination on the south shore of Lake Washington.

"You can be in Factoria in about 15 minutes and Issaquah in about 20," Posanke says. "And you have the benefit of being in the Issaquah School District but at a more accessible price point.

"And for homeowners who are looking to build their home from the ground up, we have another community just up the street from Shamrock Glen. Eastwood will feature 11 three- to five-bedroom homes -- we've just released prices and already have our first sale. That community is also in the Issaquah School District.
