BELLEVUE -- From Belvedere's vantage point at the summit of Cougar Mountain, future homeowners are afforded a bird's-eye view of Lake Washington, the Seattle skyline and the Olympic Mountains.

"That westerly view is one of the key reasons the community has been selling so quickly," says sales manager Stephanie Shurtliff. "We just opened our sales center in September and already we have 15 sales -- it's amazing.

"All of the homes are being sold presale, so now is a great time to walk around the plat with us to choose your homesite. With so many beautiful west-facing viewpoints, it will be an excellent neighborhood for watching the sunset," she says.

Belvedere is a collection of 81 four- to six-bedroom homes being built on quarter-acre homesites. The community is surrounded on three sides by the 3,100-acre Cougar Mountain Regional Wildland Park.

Built by CamWest, a Toll Brothers company, the community has 42 homes available for purchase. "Most will have at least a partial view," Shurtliff says.

One of Belvedere's first homebuyers is Karen Lowder. She and her husband, Jeff, live in the nearby Lakemont neighborhood.

"We live three blocks away from Belvedere, so the minute they put the homes on the market, we jumped at the chance," Lowder says. "We were the first sales appointment that they had."

Through the builder's CamYes! program, buyers work one-on-one with the community's senior project manager, Todd Whetten, to customize the design of their home.

"One of the big appeals for us was CamWest's philosophy of customizing your house as much as you want," Lowder says. "I have a design background, and being able to make the home perfect for us was important to me.

"I've been working with the project manager on all of the customization. I'm moving walls and bathrooms, and updating bathroom and lighting fixtures. I have yet to hear a 'no' to any customization request. The homebuilder is very accommodating."

Homes are available in a variety of design styles, including Craftsman, Tudor, Shingle and Contemporary. The Contemporary design features extensive use of cedar-wrap detailing and stone accents.

"The Contemporary is a completely new design and has been very well-received -- it's unlike anything we have offered before," Shurtliff says. "It's nice that we have something for everyone's tastes."

All homes at Belvedere will include daylight basements, curved staircases, two-story great rooms and dining rooms, and private guest suites. The master suites feature sitting areas, five-piece baths and dual walk-in closets.

Homes include three- or four-car garages, and the community will have two neighborhood parks.

Belvedere is located one block from a trailhead to the Issaquah Alps trail system. Nearby are amenities and conveniences such as The Golf Club at Newcastle, Sahalee Country Club, a grocery store and a Starbucks.

Toll Brothers was named 2012 Builder of the Year by Professional Builder magazine, becoming the first builder to win the honor twice. Its recent purchase of CamWest Development, LLC -- which has been building homes locally for more than 20 years -- expands the company's reach to the Pacific Northwest.

Founded in 1967, Toll Brothers is now building homes in 20 states.
