SEATTLE -- Perched on Magnolia Bluff, Briarcliff at Magnolia offers buyers a choice of seven floor plans with up to five bedrooms.
Built by CamWest, a Toll Brothers company, the community is located within a mile of parks, restaurants and services, and includes homesites with views of downtown Seattle, Mount Rainier, the Puget Sound and the Olympic Mountains.
"This is the only brand-new home community in Magnolia -- one of Seattle's most desirable neighborhoods," says Tana Lehman, the community sales manager. "It's rare to find an opportunity like this: a community within a community."
Lehman says the advantages of buying new versus resale in a neighborhood like Magnolia are numerous.
"The floor plans are designed to be much more open, in keeping with how people like to live today," she says. "The homes are more energy efficient and have larger windows to capture the views and natural light. You also have the advantage of our 10-year warranty program through Quality Warranty Builders Corp."
The drive to Briarcliff at Magnolia offers a preview of some of the 36 homes' future outlooks, including views of the Space Needle, downtown high-rises and Mount Rainier to the southeast, and the waters of the Puget Sound and snow-capped peaks of the Olympic Mountains to the west.
Set alongside an established Magnolia streetscape, the homes are within a mile of conveniences and amenities such as a new Metropolitan Market, as well as Magnolia's business district, known as the "village." There, homebuyers will find popular destination shops and eateries like Szmania's Restaurant & Bar, Serendipity Café and Lounge, Magnolia Village Pub, Magnolia's Bookstore and Leroux Fine Apparel.
The Magnolia neighborhood has nine parks, including the 534-acre Discovery Park, which is just a half-mile from Briarcliff at Magnolia. The largest city park in Seattle, Discovery Park includes historic Fort Lawton, 11 miles of trails, two miles of tidal beaches, and landscapes that vary from open meadows to thick forests to dramatic sea cliffs.
Construction has begun at Briarcliff at Magnolia, and 10 homes are in various stages of permitting. Presale opportunities are also available.
Homebuyers can customize their homes through the builder's CamYes! program. They work directly with project manager Scott Petrie to tailor their homes to their needs and style.
Floor plans include two- and three-story designs with formal living rooms, daylight basements, private guest suites, kitchens with oversize islands, master suites with five-piece baths, and two-car garages.
Additional features include second-floor bonus rooms, main-floor flex spaces, covered porches, private balconies off the master suites and additional storage spaces.
"Some of the homes have 25-foot-deep backyards, which are a good size for in-city living," Lehman says.
Buyers will be able to choose from a variety of exterior architectural styles.
"I like the architectural designs of the homes -- they are a good fit for the Magnolia neighborhood," Lehman says. "We have a diverse selection of contemporary and Craftsman styles."
Homebuyers at Briarcliff at Magnolia can lock in today's mortgage rates for up to 12 months by working with Toll Brothers' subsidiary, TBI Mortgage Company.
Toll Brothers was named 2012 Builder of the Year by Professional Builder magazine, becoming the first builder to win the honor twice. Its 2011 purchase of CamWest Development, LLC -- which has been building homes locally for more than 20 years -- expanded the company's reach to the Pacific Northwest.
Founded in 1967, Toll Brothers is now building homes in 20 states.
