Townhomes' interiors balance rural, urban living

ISSAQUAH -- Five homes sold last month at Centerra at Talus, leaving 10 for sale at the community of two- and three-bedroom townhomes located a mile from Interstate 90.

The remaining homes are part of the project's third phase of construction. One more phase is expected before completion.

"[At Centerra at Talus], we're offering brand-new homes for under $300,000 in Issaquah," says Jeff Smallwood, the vice president of marketing and sales at Intracorp, the community's developer. "These are high-style homes for economically conscious homebuyers who don't want to sacrifice high-quality construction.

"Our designer finishes are comparable to homes at twice the price. With our strong sales success and a warming real-estate market, there is potential for increased pricing in the next phase."

Intracorp introduced several new floor plans for this phase of construction at Centerra at Talus. They include vaulted ceilings, open living spaces, powder rooms on the main floor, and two-car attached garages.

Smallwood says the homes' interiors reflect the neighborhood's balance of mountain retreat and urban dynamics. Oversize windows fill the homes with natural light, and hardwood floors extend throughout the main living level.

Kitchens feature slab countertops, full-height tile backsplashes, Shaker cabinetry and stainless steel appliance packages. Upstairs, the master baths include tile countertops and shower surrounds, as well as glass-tile accents.

"All of the homes at Centerra enjoy the luxury of being surrounded by a forested landscape with hiking opportunities right outside your front door," Smallwood says. "You really get the feeling that you are living in your own mountaintop retreat, but all of the urban amenities you need are just minutes away.

"In addition, the homes are fee-simple -- not condominiums -- so homeowners own the land their townhomes sit on. We have financing programs available with as little as 3.5 percent down. Our monthly mortgage payments are around $1,500, which is better than comparable for-rent properties in the area," he says.

Centerra is in the master-planned community of Talus, located one exit east of Bellevue on I-90. One-fourth of Talus' 630 acres is open to development, and the remaining land features 200 miles of trails and more than 400 acres of open space and neighborhood parks.

Intracorp added five acres of open space to the wetlands adjacent to the neighborhood, and clustered roads, homes and parking to preserve additional land. The company also took precautions during construction to protect trees and critical areas and maximized "reduce, reuse and recycle" practices on the jobsite.

Centerra at Talus borders the Cougar Mountain Regional Wildland Park, one of the largest urban wildlands in the country. Down the hill from the community is Issaquah's Gilman Village, which features specialty boutiques, restaurants and services, as well as a transit center for commuters.
