Community offers move-in-ready homes in 7 designs

BURIEN — All of the homes at the Residences at Burien Town Square are complete and ready for move-in. They are available in seven designs and accessible price points that start in the $150,000s.
In the past two months, 18 of the downtown Burien community's homes have sold.
"The community is celebrating a sales milestone — half of the homes in the community are spoken for," says Jeff Smallwood, vice president of marketing and sales at Intracorp, the community's development company. "A wonderful group of owners have already moved in and are enjoying the community, including longtime residents of the Burien area and first-time buyers who appreciate the active lifestyle that Burien offers.
"The homes are priced from the $150,000s — which you can't beat for new construction — and homebuyers can take advantage of some attractive financing programs with low fixed rates and as little as 5 percent down," he says.
Burien Town Square's incentives include no property taxes until 2020, which Smallwood says may save homebuyers thousands of dollars each year.
He says one of the key reasons homebuyers have been drawn to Burien Town Square is the neighborhood. Downtown Burien earned a score of 92 from the website Walkscore.com, and homeowners can easily walk to nearby pubs, restaurants, coffee shops, bakeries and grocery stores.
Within a block of the homes are Grand Central Baking Company, Australian Pie Company, Elliott Bay Brewing Company, Vino Bello, Filiberto's Italian Restaurant and Mick Kelly's Irish Pub.
In addition, the city's farmers' market is located outside the front door of the community, which makes shopping for fresh ingredients an elevator ride away.
"We are attracting homebuyers from all over the Seattle area who are looking for unbelievable value and lifestyle, as well as those from the South Sound area who are already familiar with and in love with the neighborhood and all it has to offer," Smallwood says.
"The Residences at Burien Town Square is all about community," says John Tippins, senior vice president and regional director of ST Residential, which is marketing the homes. "As important as it is for us to sell residences, it's equally important to let everyone coming in know about the great businesses in the community. Because of them, it makes selling a lot easier."
Homeowner amenities include a fitness center; a P-Patch; a patio with gas firepit; and a party room with fireplace, kitchenette and flat-screen TV. The community includes keycard entry, and a controlled-access parking garage adds peace of mind.
Burien Town Square offers a variety of floor plans — including live/work lofts and two-story townhomes — that range in size from 538 to 1,440 square feet. The homes include oversize windows, which allow natural light to fill the rooms.
"If you are interested in the live/work lofts or the two-story townhomes, you have to act quickly, as we have limited inventory of both styles," Smallwood says. "The live/work plans are modern-style lofts with two stories of glass located at street level, and the two-story townhomes are located off the courtyard on the third floor of the building."
All of the homes include hardwood-style plank flooring, wood cabinetry, slab granite countertops and vanities, stainless steel appliances, tile flooring, and tile tub and shower surrounds in the master baths. Plush carpeting covers the homes' main living areas.
Most of the homes have balconies or decks, and some have vaulted ceilings. Homes with views of Mount Rainier are still available.
Burien is located less than 12 miles from downtown Seattle and less than 5 miles from Seattle-Tacoma International Airport. In June, the city hosts a garden tour, as well as Spring Carnival Days, Father's Day Car Show and Wild Strawberry Festival. August features the quirky Pie Joust World Championships, which pits bicyclist against bicyclist, each armed with a plated whipped dessert.
