Price point adds to appeal of Eastside homes

REDMOND —  When Jim Summers, a broker at James and Associates Real Estate, gave a presentation to a group of real estate agents earlier this summer, he posed the question: "Where do you and your clients go on the Eastside if you want to purchase a quality-built, new 2,892-square-foot, four-bedroom, 3.5-bath home with a main-floor den, a guest suite and a bonus room for under $600,000?"

The only answer, he says, is Kempin Meadows.

"Kempin Meadows is the only community on the market today that offers all of that at a price point below $600,000. It's our Niemann floor plan, and we have two available, both priced at $587,495," says Summers, the listing agent for Kempin Meadows.

Under construction in Redmond — one of Money magazine's 2012 top-five cities in which to live — Kempin Meadows will include 58 three- to five-bedroom homes. It is surrounded by mature evergreen trees and bordered by a one-time Street of Dreams neighborhood.

Kempin Meadows features 2.5 acres of preserved wetlands and two community parks. Its topography and common areas, says Summers, "make for a pleasant neighborhood design. It's flat and there is a lot of open space, so families can get out and enjoy the parks and meet up with their neighbors."

Homebuyers who purchase a presale home can work one-on-one with the builder and a professional designer to select color palettes and finishes.

"One of the best things about purchasing presale is the opportunity to create a home that fits your style and personality," Summers says. "We have a huge array of options, from cabinetry and countertops to flooring and lighting packages."

The two- and three-story homes share walls along non-living spaces, such as hallways and garages, for added privacy.

Homes feature Tudor-, shingle- and Craftsman-inspired architecture and, depending on the plan, may include lower-level rec rooms, third-story lofts, covered decks off the dining rooms, and dual walk-in closets in the master suites.

All homes will include five-piece master baths, two-car garages and strategically placed windows to capture natural light.

Kempin Meadows is approximately 6 miles from Marymoor Park and 4 miles from Redmond Town Center and downtown Redmond. The Microsoft campus is located approximately 6 miles away.

The community is in the Lake Washington School District, and Laura Ingalls Wilder Elementary is located nearby.

"It's a highly regarded school," Summers says. "In 2012, SchoolDigger.com ranked it 12th out of 1,002 public elementary schools in the state. It has a student-teacher ratio of 18:1, a strong after-school enrichment program and a very active PTSA."

Kempin Meadows is being built by CamWest, a Toll Brothers company. Toll Brothers was named 2012 Builder of the Year by Professional Builder magazine, becoming the first builder to win the honor twice.

Its purchase of CamWest Development, LLC — which has been building homes locally for more than 20 years — expanded the company's reach to the Pacific Northwest.
