REDMOND — This weekend, Sycamore Park celebrates its grand opening with tours of the model home and complimentary refreshments. Visitors can enter to win one of four gift certificates to local restaurants, courtesy of Cobalt Mortgage. The event takes place from noon to 4 p.m. today and Sunday.
Sycamore Park's 12 homes are priced from the mid-$600,000s and are tucked into an established residential neighborhood. Five floor plans are available in single-family, attached and semi-attached designs. The community has two parks that serve as gathering spots for homeowners.
"In our preconstruction release, we sold six of the homes," says John Holt, the community sales manager at Sycamore Park. "With the majority of the homes now complete or nearing completion, there are two single-family homes and three semi-attached homes available."
Holt says the community's early sales can be attributed to two factors: location and quality.
"We're located in north Redmond near Education Hill, in the Lake Washington School District, and we're less than five miles from the Microsoft campus," he says. "Plus, this is a Burnstead home community. Homebuyers seek out Burnstead homes because they offer the quality and craftsmanship that stand the test of time."
Of the two single-family homes for sale, one is a three-bedroom design priced at $689,900, and the other is a four-bedroom priced at $714,900. Both are complete and ready for move-in.
"The three-bedroom home has a den with an adjacent three-quarter bath on the main level, so it can be used as a guest room for visitors," Holt says. "A separate staircase in the breakfast nook leads up to a second-floor bonus room above the garage that could be used for an extra-private exercise room, hobby space or media room. The four-bedroom home features a great-room layout, with the master suite on the main level. It's very open, airy and bright."
The three semi-attached homes share only a garage wall with their immediate neighbors for added privacy. They have studios above the garages that include three-quarter bathrooms and an outside entrance.
"There is an option to include a kitchenette in the studio space above the garage, so if you have extended family or grown children living with you who want a more private space, it's perfect," Holt says.
The community also has one income-restricted ARCH home available for $290,000. The four-bedroom, 1.5-bath home backs to a greenbelt. All of the homes at Sycamore Park feature slab granite countertops with full-height backsplashes, hardwood floors, Shaker-style cabinetry and millwork details. In addition, the community is Energy Star and Built Green certified.
Sycamore Park is the first project within the city of Redmond's Innovative Housing Demonstration Program. Qualifying builders were directed to create "superb residential design compatible with the existing neighborhood," and to include sustainable innovations, an attractive streetscape, diversity of choice and an affordability option.
"Burnstead is known for its attention to detail, and these homes are outfitted in luxury," Holt says. "And the homes are highly efficient, promoting energy conservation and the preservation of natural resources. The furnaces are more than 95 percent efficient, and we're including tankless water heaters. The furnace and the heating system duct work are all located within the envelope of the home to prevent heat loss and provide a more comfortable indoor-air environment."
The Burnsteads is a local homebuilder that spans two generations. Founder Fred Burnstead began building homes east of Lake Washington more than 50 years ago, and today three companies operate under the Burnstead name.
