Townhome collection offers limited previews

KENMORE — Northshore Townhomes is offering a limited release of homes in advance of its public sales debut in October. The sales center, model home and design center are open for previews daily from noon to 5 p.m. and by appointment.

The community's two- and three-bedroom townhomes range in size from 1,325 to 1,668 square feet and feature presale pricing from the high $200,000s. Homebuyers can expect their monthly payments to be less than prevailing rents, says Dean Jones, principal of Realogics Sotheby's International Realty, the brokerage firm that is representing Northshore Townhomes.

"Northshore Townhomes has a keen sense of timing," Jones says. "With rising home prices, rising rents and rising interest rates, buyers will rejoice at this opportunity to secure an investment that's as compelling as its enviable lifestyle."

Carese Busby, a mortgage banker at Cobalt Mortgage, will be available this Sunday for complimentary preapprovals for prospective homebuyers. "Many of my clients are motivated to purchase as a means to fix their monthly housing costs, not to mention possible increases in their homes' value ahead," she says.

According to Cobalt Mortgage, a typical Northshore Townhomes buyer who makes a 3 percent down payment using the firm's "My Community" financing program would have a total monthly payment of approximately $2,150, which includes principal and interest ($1,584 with interest rates of 5.125 percent on a 30-year fixed loan, or 5.699 percent APR), and other taxes and fees. After personal income tax deductions (assuming a 20 percent tax rate), the payment is $1,721 per month.

Each home at Northshore Townhomes features two-car parking, a fireplace, granite countertops, stainless steel appliances, crown molding and vaulted ceilings. Buyers can personalize their home with alternate hardwood and carpeting options, accent paint, built-in closet systems, audio-video packages, custom window coverings and home furnishings by Alchemy Collections. A 3 percent buyer bonus is included in the purchase price.

Northshore Townhomes amenities include a central park, playground and barbecue area, as well as a fully enclosed dog park.

The community is located in Kenmore, which was named one of Family Circle magazine's 10 Best Towns for Families in 2009. It is located near Lake Washington and other parks and open spaces.

Entertainment options include Kenmore Lanes, the Burke-Gilman Trail, Inglewood Country Club and Wayne Public Golf Course. Kenmore Air offers flights to the San Juan Islands, and the wineries and breweries of Woodinville are a 10-minute drive away.
