Downtown Seattle high-rise is nearly sold out

SEATTLE — Those looking for a move-in-ready condo in today's market are acutely aware of the decrease in inventory, says Erik Mehr, whose firm handles sales at Escala, a downtown condominium high-rise.

According to the Northwest Multiple Listing Service, he says, there was a four-month supply of homes listed for sale in downtown Seattle a year ago. Today, that supply has dropped to less than two months.

"Buyers no longer have the luxury of time or a variety of options," says Mehr, principal of Erik Mehr and Associates. "If Escala is where you want to live, the decision to buy is being made much quicker, and we're seeing that at a very high price point."

Escala is 97 percent sold and has eight homes available for sale.

"Prospective buyers come into the building and experience the activity level — it really has a life of its own," Mehr says. "Homes are selling, and values continue to increase."
Prices at Escala start at $1.199 million. The two-bedroom homes have open floor plans and hardwood flooring throughout the dining, living and kitchen areas.

Features include Pedini cabinets, slab granite countertops, Kohler sinks and faucets, ceiling heights of at least 9.5 feet and floor-to-ceiling windows.

"Two of the available homes have Gaggenau stainless steel appliances, gas ranges and covered terraces for year-round entertaining," Mehr says. "The additional homes available are open-shell spaces awaiting your personal touch for a completely custom abode."

Building amenities include a fitness center, two stationary lap pools, five spa-treatment rooms, a screening room, a wine-cave dining room with adjacent bottle storage, a dog run, a car-wash bay and an outdoor terrace with barbecues and a gas fireplace.

Escala is located in downtown Seattle, between the retail core and the shops and restaurants of the Belltown neighborhood.

"If new construction is a must, there's a finite amount of inventory," says Mehr. "And no one can build another Escala — this is truly a one-of-a-kind community."
