REDMOND — Listing agent Jim Summers made an important introduction between two future neighbors at Kempin Meadows during a recent homeowners' event.
The new acquaintances were shy at first, but by the end of the evening, the 7-year-olds had become fast friends, sitting next to each other on the couch in the model home.
"One of the families has moved in and the other family will soon," Summers says. "The little girl who lives here had been asking me when someone her age would be moving in, so that evening I had the chance to introduce them. It was really touching. They'll both be in the same grade and be able to ride the school bus together.
"Thanks to our wide variety of home designs, we're attracting a range of homebuyers, including those who are downsizing, first-time homeowners and families with children," he says.
Kempin Meadows is being built by CamWest, a Toll Brothers company. Summers says the builder designed the community to encourage connections among its homeowners. Two community parks and 2.5 acres of preserved wetlands are included.
"The neighborhood is easy to walk around in, because it's flat and the drive is circular," Summers says. "There is only one way in and out, so people won't be driving through, headed elsewhere.
"If we were lucky, at some point in our lives, we lived in a neighborhood like this. It just feels good — memories are going to be made here."
When complete, Kempin Meadows will have 58 three- to five-bedroom paired homes in six designs.
"The Gilbert and the Gavin designs give people the open, great-room concept they love, along with a third-level loft bonus room with a full bath and walk-in closet," Summers says. "It can be used as a media room, a hobby space, a guest suite — some homebuyers have even suggested utilizing the room as a full-floor master suite.
"A home with this type of bonus space is a rare find. Everyone who sees the floor plans mentions how well they're laid out."
Buyers who purchase a presale home can work with a professional designer at the builder's design studio to personalize their interiors with their choice of color palettes and finishes.

Toll Brothers was named 2012 Builder of the Year by Professional Builder magazine, becoming the first builder to win the honor twice. Its purchase of CamWest Development, LLC — which has been building homes locally for more than 20 years — expanded the company's reach to the Pacific Northwest.
